Essential Terms Every Homeowner Should Know

Flashing is thin metal material installed around roof penetrations such as chimneys, vents, and skylights, as well as at roof valleys and wall intersections. It directs water away from these vulnerable joints. Inspectors closely examine flashing during a roof inspection because damaged or improperly installed flashing is one of the most common causes of roof leaks.
Roof decking, also called sheathing, is the structural layer of wood attached to the roof trusses that provides the base for underlayment and shingles. During an inspection, evaluators check for soft spots, sagging, or water staining on the decking, as these signs often indicate hidden leaks or moisture damage requiring immediate attention.
Underlayment is a protective layer of material installed directly on the roof decking, beneath the shingles. It acts as a secondary moisture barrier, guarding your home against water intrusion if the outer roofing layer is compromised. Inspectors assess underlayment condition when shingles are missing or lifted to determine the extent of exposure.
Granule loss refers to the wearing away of the protective mineral granules embedded in asphalt shingles. These granules shield shingles from UV rays and impact damage. Excessive granule loss, often visible as bald patches or granules collecting in gutters, signals aging shingles and a reduced ability to protect your roof from the elements.
A roof valley is the internal angle formed where two sloped roof planes meet, channeling rainwater down toward the gutters. Because valleys handle a high volume of water flow, they are inspected carefully for cracked flashing, worn shingles, or debris buildup that could lead to leaks or water backup.
The ridge cap consists of specially shaped shingles or metal pieces installed along the horizontal peak of the roof, covering the joint where two roof slopes meet. Inspectors check ridge caps for cracking, lifting, or wind damage, as a compromised ridge cap can allow water to seep into the attic space below.
A roof penetration is any point where an object, such as a vent pipe, chimney, or skylight, passes through the roofing surface. Each penetration is a potential entry point for water if not properly sealed and flashed. Inspectors pay special attention to these areas since they account for a significant share of roof leaks.
Wind uplift is the force exerted by wind that can lift or loosen shingles and roofing materials, particularly at edges and corners. During a post-storm inspection, evaluators look for signs of wind uplift such as lifted, creased, or missing shingles, which can compromise the roof’s ability to shed water effectively.
